I wrote the first of two exams for the Canadian Securities Course last night. I found it interesting, but very difficult. I spoke with a few of the others following the exam and it appears that those working in the industry found that it was somewhat easier because of their experience. Nevertheless, I write the second exam on July 5, 2006. I guess I will find out in a few days how I scored on the first one.
I just received information yesterday regarding a 7-unit apartment building in the same city where I located the 12-unit for the investment group. I should be getting more information on the 7-unit building early next week. The owner currently lives in another city and is having trouble managing the apartment from out of town. I believe this seller is motivated and I am hoping that it leads to a good deal.
I spoke with the investors this morning and it appears that I should receive my finders fee sometime in mid-August as the possession date on the 12-Unit building is set for August 1, 2006. The owner of the fitness center is graciously awaiting my receipt of the finders fee before making the arrangements to sell me 50% of the business.
